Newbury Park Updated 2-Story

This beautiful family home has been lovingly maintained but never updated. Light, bright and huge! I chose gorgeous neutral porcelain tile and lush Tigressa carpeting. We scraped the ceilings and painted the entire interior - walls and cabinets! This home has a fabulous open floor plan with one very spacious bedroom and bathroom downstairs. The large Family Room boasts a painted brick fireplace, canned lighting, and has a wonderful view of the large private backyard. PAM SMITH ON STAGING Continue reading

Las Posas Estates in Camarillo Extreme Home Makeover

Las Posas Estates in Camarillo Extreme Home Makeover

This is a home that has mass appeal: from the dark hardwood floors to the stone in the kitchen – the quality details are here! What was the missing factor? Furnishings! In this real estate market listing a home that’s vacant is a home that will linger on the market. HOME STAGING TIP: Prospective buyers have a difficult time envisioning how their furniture, art and accessories will fit when a property is left vacant. Re-Listed Verdigris Beauty Gets a Re-Do

Re-Listed Verdigris Beauty Gets a Re-Do

I had the pleasure of staging a home that had been listed for approximately 5 months. Zero offers and an expired listing later, the house was re-listed with Sally Varga of Dilbeck Real Estate. The property is located in the gated community of Verdigris in Thousand Oaks. It’s a gorgeous home: 4 bedrooms, 2 ½ baths, upstairs loft off the master suite (which is huge), views that cannot be beat. So, I hear you thinking, why didn’t this home sell the first time around? In my ever-so- humble Continue reading

Mid-Century Vibe in Westlake Village Home

Mid-Century Vibe in Westlake Village Home

I recently staged a beautiful First Neighborhood home in Westlake Village. The owner, an architect, has lovingly crafted this 4 + 3 beauty into a mid-century modern gem. My job: using the homeowners existing furniture, art and accessories, to punch up the volume while eliminating the extraneous. After consulting on minor updates (we painted the master bathroom vanity a rich espresso brown and re-glazed the formica counter) I came in to stage! Rearranging furniture was the first order of Continue reading

Sold in 24 Hours!

Sold in 24 Hours!

I recently staged a vacant home for Veronica Ellias of Dilbeck Real Estate, Westlake Village. This Oak Park townhome sold in a mere 24 hours for full asking price! I began the project by choosing paint colors for the interior, as well as putting some finishing touches on the cabinetry throughout. STAGING WITH COLOR: Want to know the colors I chose? Dunn-Edwards Dry Creek (DE6122) for most of the walls. One accent wall for the master bedroom in Trail Dust (DE6123). Yummy! Next came the Continue reading
